Selling Strategies that Work in Serene Lakes in 2026

Tahoe has been an interesting market in 2026. Homes priced at market value or just under tend to go quickly and often in multiple-offer situations. Homes priced high tend to sit. Many buyers continue to prefer something updated and turnkey vs a home that may need a little elbow grease. This could be due to how painful the building permit process is, the high cost of construction, and/or the difficulty in finding and scheduling contractors and subcontractors. The market remains an interesting one.
Here are some recommendations for strategies that have been working in 2026, as another successful sale closed this week in Serene Lakes.

List at Market Value... or a Little Under
(yes, I said it)
Pricing is both an art and a science. Serene Lakes has been a bright spot in the broader market. Many homes are going up and over asking price. With inventory low this year, it has been hard to judge whether some of these homes that go up and over are anomalies or if Serene Lakes really is this hot. So far this summer, coming to market at or even a little bit under market value has generated a ton of traction in the first weekend, resulting in multiple offers and homes going under contract quickly.
If you are thinking of selling, you may be asking, 'Why on earth would I come in just a bit under market value? Won't that leave money on the table?' The truth is that the market (aka 'we the people') always dictates what a home will sell for. The market will shine a light on what people think any product's value is, whether we are talking homes or a bar of soap. So, if you come in a bit under or right at market value, the market will bid the property up, and the value will reach equilibrium at the current market value. In both writing and reviewing offers this summer, combined with insightful conversations with other local agents, it is actually extraordinary how close offer prices truly are. The market will tell you!
On the flip side, if you come in too high, then the home sale will suffer. Many agents will say that the first 30 days are the most important. Missing the price means less activity in that critical window. If the price is really off, then showings will be few and far between while buyers wait, in their opinion, for the 'seller to come to their senses'. If the gap between what the market truly thinks and your home's price feels too wide, buyers won't try to bridge it. In other words, coming in a bit under means you have little to lose. Coming in too high is a miss that can result in your home sitting on the market, needing reductions to drive activity, and having people wondering 'what is wrong with that house?'. This is not a place you want to be.
Tip: For what it's worth, Zillow tends to underprice homes in Serene Lakes. Talk to a local agent to get a better idea of what your home may actually sell for and then decide on the listing price from there. And keep in mind, it is a dynamic market. As sales close month over month, the number given by an agent in May can or will fluctuate by the time a home is listed in September.

Promote on Social Media
Many people are looking for community and connection, and social media is a great way to help create that. Producing engaging, brief, and easily shareable videos and posts helps increase eyes and activity for the home on the market. These easy formats allow current neighbors to send information to their friends who they may like to have as their future neighbors! I have two thoughts on why this grassroots marketing is so effective:
People want to live by their friends.
Let's paint a picture that has played out in the Tahoe area. Let's say some neighbors of the home being sold have their family friends up a few times a year for fun visits, and it's been happening for years. The two families have fallen into a lovely cadence of 'So-and-so are coming, and they bring great wine and cook an amazing bolognese after a day of skiing.' The children all get along well and can easily spend hours playing outside together. Over time, this lovely sense of kinship and community has emerged, and now these friends are ready to buy in the area too. They will want to be close to their friends and continue these beautiful traditions that their families have embedded into their routines. And likewise, the neighbors who have hosted this family are excited about the prospect of their friends being close by and returning the favor of hosting. Better the devil you know than the devil you don't as your neighbor! Although no devils are at play here.
Neighbors are not getting commission.
The fact is that real estate agents work on commission. Point blank. So, while yes, an agent's job and part of what you hire them for as a seller is to market your listing, there will always be some degree of 'Of course this agent is trying to sell this home, they'll get money.' When it comes from a neighbor with little to no skin in the game, aside from the above example, that question of motive is removed, and the outreach feels more genuine.

Have your Inspections and Quotes in Advance
A key way for a sale to move quickly is to have home, pest, and defensible space inspections included in the disclosure package when your home goes on the market. If any of these reports bring anything on the more serious side to light, another great tactic is to include quotes for work in the disclosure package as well. This can add time up front and push back the date you go on the market, but it is usually worth taking longer ahead of time.
Why? It allows buyers to move forward with confidence.
Providing as much information as possible on a home increases the chances on both sides of the table of a non-contingent deal, a fast-moving close, and a smooth and painless transaction overall. Emotions often run high in real estate, and empowering buyers with knowledge as a seller is one way to set the right tone and minimize stress for all.

These three strategies have worked well for many agents this summer in Tahoe and beyond. A dear agent friend in LA said coming in just under market value is a technique that some agents in LA are utilizing as well, with similar results of multiple offers and then up and over the original perceived value of the home. With mortgage rates high and an air of uncertainty throughout 2026, a multifaceted approach is needed to help entice buyers and ensure sellers are happy when the deal closes.
